I found a rent to own home that sounds so good in the monterey area. my concern is that I an not knowlegable on buying homes. we called and ask how to go about rent to own this home and the person said I would have to pay 199.00 for registration and if everything would go good I would just pay 850.00 a month. with no down payment. You should consult a good real estate attorney to review the contract before you sign it. A lot of these deals fall through.
The attorney is EXCELLENT advice, however, you still need to treat this as if this were any other sale. Order ALL the necessary inspections (mechanical, plumbing, structural, pests) of the home so you are not stuck paying for something that has major issues that will cost you down the road. Sometimes when a deal sounds too good to be true- it is. Just be sure to protect yourself.
Rent to own can be very challenging if the contract is too restrictive. If they won't give you a copy of the contract to show to your attorney without paying some fee, it is most likely and scam. Another scam I have been reading about is one where you pay the application fee, registration fee, whatever they call it, and then you never get approved, so you are out the money.
Be cautious, there are plenty of scammers preying on unsuspecting folks.
