Hello all! I've posted before, but now this is more serious! So I have this landlord of mine who is one of those D-I-Y people. He likes to do everything himself, then he just makes it worse! Don't get me wrong, I HAVE NO PROBLEM WITH PEOPLE SAVING MONEY.I AM ALL FOR IT!
First of all, many of the things that I will list, my landlord mentioned he was going to work on when I moved in!!It's not me complaining for no reason!!
1.) My landlord told me that he would change the air filter, so after I noticed how much dust there is floating in my face, he finally did. The only problem is that the the dust has not changed. I asked him if he has EVER cleaned the air ducts, and he said, ';NO';!! I said well would you have a professional come out and do it? He said, '; I'll just bring my vacuum and vacuum the vents'; (I HOPE HE CAN BECAUSE I HAVE A NEWBORN COMING AT THE END OF MARCH!!, and I HAVE A TODDLER who recently developed allergies which he has never had!!)He joked around and said well maybe you jsut should not use heat. I was not laughing.
2.) There was a leak in my garage before I moved, which he said he would fix, and he just now did. I moved in November 2009. The leak was so bad that part of the ceiling fell in, and left mold all over the place. He just put a board up to it, and now it's still leaking. So he didn't fix the problem, he just covered it up. The leak was from the hot water heater, which is above the garage.
3.) My hot water had got cold, so I called him right away. He said he would come down and take a look.(the hot water heater is new and he said new things break fast..it's brand new as in 1 month old) This was yesterday. He came, and he claimed he fixed part of the hot water heater, but now the water is FREEZING COLD!!I am boiling water now!He said that he needed to get another part, so HOPEFULLY he could fix it. My poor 3 year old had an accident in his bed and I have to boil water to wash him!
4.) One of the cabinents broke, and the way it broke looked as if it had broke before and someone glued it back on. He took the cabinet home and said he was going to tape and glue it back together!
5.) There is a heating vent in my basement/garage area and he said it doesn't work because it just doesn't. It doesn't work because my garage door is like old and broken down, so cold air flies in and freezes that level. He wants to wait until the summer to fix it. Why? Now it's freezing. (BOSTON, MA)!
All in all, this place wouldn't be so bad if he stopped being cheap. I am wondering why the last people left? I mean he makes about $8,300 monthly off of these 5 units. I am sure he pays his mortgage with his rental income, but geesh!!He is very cheap in my opinion. He agreed to do all of these things beforehand, so I am not just making stuff up! I realize that some stuff can be doen on my own, but if he agreed, then what's the hold up? I think I am ready to purchase. This unit I live in is $1300 per month, 2 bedrooms, townhouse style with a garage and w/d/ hookup. Very basic, nothing special. Nothing remodeled..Should I make my next move a purchase?Advice please, not anything rude!thank you!I don't like to complain, but my Landlord is Extremely Cheap!Maybe I should buy my own home?
Yes--many landlords are cheap---some just have stubborn pride and think they can fix anything on their own.....If you can swing buying--mow is certainly time to get a great deal...You will have an investment and will be in control to have things fixed to your liking.I don't like to complain, but my Landlord is Extremely Cheap!Maybe I should buy my own home?
If the landlord is cheap, and a house is expensive, why not just buy the landlord?

Here are some steps to do before thinking about purchasing a home.
- Check your credit reports at annualcreditreport.com
- If you have any credit card balances - pay them off right away - balances destroy credit.
- Use your card wisely, charge a little something - pay in full each month.
- Get a book called ';Mortgages for dummies'; - its not for dummies - great book!!!
- Google ';how much home can I afford '; - make sure you don't go for the maximum you can afford
(Don't spend more than 25% of your take home on a monthly payment.
- Stick to 15 or 30 year fixed - no scammy mortgages
- Save up 20% down to put on your house so you don't pay PMI.
PMI is not tax deductible, and does not apply towards principal or interest.
It's like throwing thousands away a year.
