Any one know how to get a FHA home loan or a no money down Foreclosure?? Any helpful answers would be great?

I want to buy my first home but I do not have great credit. With the economy the way it is I know theres foreclosed homes out there. I live in Northern Illinois. I can fix up alot of stuff but I need a loan. Any help would be great. Im not going to fix it up and sell it now more like in about 10-15 yrs so its not a money scheme thing. So like I said any help would be great.Any one know how to get a FHA home loan or a no money down Foreclosure?? Any helpful answers would be great?
FHA is not going to let you buy a fixer, and required 3.5% down.



If you are in a rural area you might try a USDA loan.



VA loans are also no money down.

The best thing to do is contact a forclouser real estate agent, they will help you file everything for you.
Sorry but that's not going to happen, FHA %26amp; conventional loans the home must be at least average condition. With a poor credit score convention is out of the question. FHA does not lend on fixers. There are no 0 down or poor credit loans anymore as that is what go us where we are today
I am in the process of buying my first home right now so I will give some things I have learned along the way.

You can not buy a fixer with an FHA loan. It has to be pretty much move in ready. A lot of forecloses are trashed! If someone stole the air conditioner, dishwasher etc those things have to be replaced before closing. Sometimes the bank will do this but sometimes they won't. FHA loans require 3.5% down. The only ';grant'; I know of to cover the down and closing costs is the Schools Facility Fund but they just cut it off the other day. It may become available again in the future but not right now. The only other option you have would be a conventional loan but with those you need 20% down.
